  • Guarantee from the developer.

Cons

  • Location — real estate on the primary market is often located far from the center;
  • The waiting period for the finished construction is sometimes several years;
  • In the early years, neighbors may prevent you from carrying out repairs.

Secondary market

Pros

  • Favorable price;
  • Bargaining with the property owner;
  • Ready-made or partially renovated;
  • A wide range of locations;
  • Ready-made infrastructure;
  • You can get to know your neighbors before you even buy an apartment.

Cons

  • RSS tax 2%;
  • Sometimes it is more expensive to redo repairs than to do them from scratch;
  • Unprofitability — over time, apartments on the secondary market will only get cheaper;
  • Year of construction — the condition of the entrances often leaves much to be desired;
  • In old buildings, walls are often not properly insulated, and dampness is possible.
