Cons
- Location — real estate on the primary market is often located far from the center;
- The waiting period for the finished construction is sometimes several years;
- In the early years, neighbors may prevent you from carrying out repairs.
Secondary market
Pros
- Favorable price;
- Bargaining with the property owner;
- Ready-made or partially renovated;
- A wide range of locations;
- Ready-made infrastructure;
- You can get to know your neighbors before you even buy an apartment.
Cons
- RSS tax 2%;
- Sometimes it is more expensive to redo repairs than to do them from scratch;
- Unprofitability — over time, apartments on the secondary market will only get cheaper;
- Year of construction — the condition of the entrances often leaves much to be desired;
- In old buildings, walls are often not properly insulated, and dampness is possible.
